As the temperatures start to cool down, property managers are preparing for winter maintenance. In some parts of the country, winter time can be quite brutal; and although you may still be enjoying the lingering warmth of summer, you know that winter’s harsh winds will be howling soon. So, what does that mean for property managers of large multi-housing properties? They can take steps now to prepare for the cold weather. Here are 3 ways to get a jump start on winter.
Review your winter plan
Go over your winter snow removal plan. Do you have a company remove the snow or does the maintenance crew do it? If you outsource the job, make sure the company you are working with is still in business and you are all on the same page. Review the contract and discuss what services you can expect to receive.
Check your equipment, if doing it yourself
If you do your own snow removal, it’s a good time to get out all your snow equipment and make sure it’s in good operating condition. Check the fluids and top off any that are running low. Give the equipment a good washing, if needed. Visually inspect the exterior for any problems with the tires, hoses, and so on. Go ahead and start the engine just to make sure it’s running fine. This will ensure that when the snow hits, you will be ready to go.
There’s no reason you can’t add a bit of festive cheer to the office as the weather begins to get crisp. Seasonal decorations are a nice touch that customers and residents appreciate. Also, you can offer small cups of cider or hot chocolate and maybe add candy canes in the candy dish in November. These little touches will create a welcoming atmosphere for the community when people stop by.
