Every business manager, including property managers, need to employ all the tools they can to secure new tenants. Social media marketing (SMM) is one of these tools. With the popularity of social media sites such as Facebook, Twitter, Instagram, and others, you have a ready audience of consumers waiting to connect with you. Some of these consumers likely will be part of the demographic you’re trying to reach. Therefore, it is advantageous to add social media marketing as a tool to target these prospective tenants.

What is Social Media Marketing?

Social media marketing involves using the internet to share content to your targeted audience. However, it’s more than just throwing the content out there and hoping for the best. You want content that will motivate prospects to become customers. The content needs to be relevant to your goals and to your audience. Therefore, it’s important to have a strategy.

Social Media Marketing Strategy

Some of the questions you need to ask yourself when creating your SMM strategy are:

  • Who is my audience?
  • What types of content do I need?
  • Where will my prospects find this content?
  • How can I get this content to my audience?
  • What is the best method of delivery to bring my content to the audience?

Answering the first question is instrumental in answering others. Who is your audience? By developing a buyer persona or personas of the audience, you will have a more accurate picture of the types of content your audience will want to read. You’ll also know where to find your audience online. All of this will guide your social media marketing efforts. A buyer persona is a description of your typical consumer.

How can you create a buyer persona? Begin with the data you already have. You probably know quite a bit about your target audience now. You can also ask people to participate in a survey as well as research online about characteristics of renters. You can use this template to help guide you in creating the buyer persona. Once you have the information, it’s time to begin using social media marketing to your benefit. Develop content that provides value to your audience and post on Facebook or Twitter about things your audience will enjoy. In time, you’ll become a relevant voice in the rental space.
